God's Garden Treasures: New Landlord, New Terms, New (Higher) Rent!

New landlord, new terms, new (higher) rent!

This is where Karin Crawford found herself after many years in a solid location but her lease had shifted to a month-to-month contract.

Karin owns God’s Garden Treasures, a floral shop with a unique membership approach to pre-scheduling special dates so that the work of remembering is off your plate and onto theirs. With God’s Garden Treasures' Floral Membership, you can have a more stunning impact in love, life, and business while saving time and simplifying gift-giving. Whether you want flowers all the time or every so often, you're in control. What’s consistent is the deeply meaningful returns you see from investing in your relationships and self-care. They are a pretty amazing floral service!

Karin and her team were in the middle of a busy holiday season when she got the unfortunate news…

Her building was sold to a new owner. The new landlord was asking her to sign a new lease at the current market rate, which had risen significantly since her present contract was negotiated or move on. Ouch!  Moving would be immensely expensive, the market rents were high everywhere and she was risking the loss of the local recognition that had been built over the years.

After a chat with Susan, Karin learned that landlord’s typically  pay the commission for new tenant acquisitions to their center. , Susan would see if the new owner would allow her to negotiate on Karin’s behalf and ask the LANDLORD TO PAY HER FEE.   The Landlord agreed but at a reduced rate which Susan agreed to since Karin was a repeat client.   When Karin learned the news it was a no-brainer to work with Commercial Property Connect to negotiate terms even when Karin’s ultimate goal was to stay in the same space. Being able to delegate this during a busy season in her business was especially valuable!

Having the experts involved turned out to be vital. God’s Garden Treasures was able to negotiate a deal that included several Tenant’s improvements to the space and the ability to sublease part of their space to help cover the higher rent. Additionally, Susan caught a deadline discrepancy that would have triggered a “Hold Over”  and was able to secure more time at the lower rate.  SCORE!

To others in her situation, Karin recommended, “Talk to a commercial real estate agent. You have to do it. When you are talking about commercial real estate, it could be hundreds of thousands of dollars at stake. You can protect your business, make the process easier, save money, create a better long-term situation… Why would you not? Especially if the landlord pays the commission; it just makes sense!”

Another thing that just makes sense? Investing in your relationships through God’s Garden Treasures’ floral membership! Check out more details here: https://bit.ly/3L6LuCh
